We are experienced in dealing with all types of property transactions including residential, commercial, agricultural and development property. We deal with the following (typical fees for conveyancing per transaction follow in brackets):
- Buying and selling (£1040 – £1800 inc VAT according to value and freehold/leasehold, established/new build status)
- Leases (£900 to £1800 inc VAT according to value/type of property)
- Transfers of Interests in property (£420 inc VAT)
- Gifts of property (£420 -£600 inc VAT)
In addition disbursements are payable. Full search fees approximately cost £220. Most common Land Registry fees on purchases are £100/£150. Bank transfer fees are £30.
We undertake all legal work relating to buying, selling, mortgaging or leasing residential or commercial property at competitive fixed rates. Please note that at present we are not, by choice, on any residential lending panels and so cannot act for you if you require mortgage finance for your purchase or in re-mortgaging. Our clients can be confident that their transaction is being dealt with directly by an individual qualified solicitor considerably experienced in property work.
We ask you at the outset for the full circumstances of the transaction and in particular the desired time frame for completion. Whilst providing a reasonable estimate of the time frame for a transaction from the outset, and delivering regular updates as to the progress of the transaction, we are able to respond successfully to the challenge of transactions requiring quick progress.
We will report to you in detail on title matters and the matters in the contract of sale or lease which you should consider before committing yourself or your business to the transaction.
